Access is the usual constraint on cross-lease sites: we check driveway width and services before you commit a dollar. Clay ground means drainage and foundation detail matter more than in the volcanic-loam suburbs, and the address adaptation specifies slab or piles accordingly. On tighter infill sections, material staging gets planned street-side first, so the quoted price reflects the real site, not an idealised one.

In Auckland the checks that still bite are Unitary Plan ones: maximum site coverage for your zone, impervious-surface limits that count driveways and paths as well as the roof, and boundary setbacks. We confirm all three for your address before a licensed designer signs anything.

Often, yes, but the flats plan and any access easements need checking first, and the other title holders' consent can be required for changes to shared areas. Freehold sections in the mixed housing zones are the easy wins: coverage headroom, straightforward access, services close by. Cross-leases and rear sites work when access and easements line up. The common blockers are impervious-surface budgets already spent on large driveways and pools, and overland flow paths, both of which show up in the feasibility pass.

Plan for 10 to 12 weeks on site for most suburban sections. Auckland's variables are access and staging rather than weather: a tight rear section slows material handling, which is why the quote is built from your actual site conditions rather than a national average.

Clay moves with moisture, so the foundation design leans on the ground report rather than a template: a stiffened slab or piles, specified after the address check. It affects the engineering detail, not the floor plan or the price band, and it is resolved before the quote is fixed.
