Why I started Seventy
I started Seventy with a simple aim: to make a well-designed small home something more people can afford. A second home on your property can give a parent or an adult child a place of their own, or bring in rent from land you already have.
The hard part is rarely deciding you want one. It is getting from the idea to plans a builder can price, before design fees eat the budget. Seventy sells complete plan sets, signed by a registered architect, at a fixed price published before you order.
My background is in technology, not architecture, so I partnered with people who do this every day. Splice Design Ltd brings more than 25 years of architectural and drafting experience across residential, commercial and local government work, and an NZRAB Registered Architect reviews and signs every set.
Every design in the catalogue is 70 m² or under and drawn to meet the conditions of the Schedule 1A building consent exemption. The exemption saves time and cost, but only if the plans suit the property, and that is where the real work sits.
That work starts with listening. Where is the property, who is the home for, and what do you need from it? We then review the wind, ground, snow and planning requirements for your address and adapt the plans before the architect signs them.
You receive drawings, specifications and exemption documents for your address, ready to take to a licensed builder of your choice for a construction quote. If the design cannot be built on your property, we refund the plan-set price in full.
You deal directly with me, from the first conversation to delivery, with a clear brief at the start and time to talk the plans through before they are signed. The aim is plans that are simple to choose, buy and use.

How your plans are prepared
Our catalogue uses established layouts. Starting with an existing design reduces the design work required and keeps plan prices fixed.
We review your property's wind, ground, snow and planning requirements. The plans are adapted to those requirements before the architect signs them.
An NZRAB Registered Architect reviews and signs each adapted plan set. You receive the drawings, specifications and exemption documents needed for your project.

The licensed professional who reviews and signs the adaptation for your address is identified in your project documents, with their name and signature on the drawings.
What your plan purchase includes
If your property cannot accommodate the design, we refund the full plan-set price. The refund terms are included with your order.
Plan prices are published and fixed before you order. Construction is quoted separately by your builder.
