The honest numbers behind a small build: what drives the price per square metre, where people overspend, and the line items that catch first-timers out.

Ask three builders what a minor dwelling costs and you will get three very different answers, because the honest answer is a range. For a warm, compliant two-bedroom home in most of New Zealand, our builds land between roughly $2,950 and $4,350 per square metre depending on the finish level, before site-specific costs.

The biggest driver is not size. It is the finish tier. Standard cladding and joinery keep an Essentials build sharp; cedar, tile and full-height glazing push a Premium build up by a third. The second driver is your site: a flat, easy section with services nearby is the baseline, a gentle slope adds around nine percent, and a steep or tricky site can add close to twenty.

Then there are the items people forget to budget: delivery and crane time, drainage runs longer than twenty metres, power trenching, and landscaping reinstatement. None of these are scary individually, but together they can add five figures if nobody prices them early.
